Advice for landlords:

  • A gas safety check will need to be carried out every 12 months. The gas safety certificate will be issued by the gas safe engineer following completion of this check.
  • All gas appliances, pipework and flues must be in a safe condition. To ensure these are adequately maintained each appliance should be serviced according to the manufacturers instructions. If the instructions cannot be found the appliance and fittings should be serviced annually.
  • All tenants must be given a copy of the gas safety certificate within 28 days of the check. Any new tenants will need a copy of the most recent certificate before they move in.
  • The landlord must have a record of all gas safety certificates for the past 2 years.

Is BPM Maintenance Gas Safe registered?

Additionally, all of our gas engineers have a Gas Safe Register ID card with their registered number and photo identification to give you peace of mind that our service is legally compliant and safe.

If you are not a landlord it is still advisable to get a certificate for your property each year. Although there are no legal requirements, an annual check will ensure that your gas installation is safe and that your family are not at risk of carbon monoxide poisoning.

Leaking gas from an unsafe appliance can kill in minutes and even low levels of poisoning can cause brain damage & paralysis. The risk is especially high as carbon monoxide cannot be seen, smelt or tasted.

What will be included on my gas certificate?

Each appliance will be included on the record with the following details:

  • Make, model and type of appliance/fitting
  • The type of flue connected to your system
  • The pressure of the gas within the heating system.
  • If the safety devices are operating correctly
  • The results of a spillage test if the system is open
  • The results of a smoke pellet flue flow test
  • A reading on a combustion analysis device (if the system is open)
  • An assessment of the flue's visual condition
  • If the appliance is owned by the landlord or not
  • If the appliance has had appropriate servicing as recommended by the Gas Safe Register
  • If the appliance is safe to use.

Any faults found during the inspection will be included on the record. These faults must be corrected as soon as possible & any faulty devices must not be used until this has occurred.

The certificate will also include details of the engineer that carried out the inspection including their registration number of with gas safe, contact details and inspection date.
